Margaret H. Nelson practices commercial and administrative litigation, focusing on property tax abatements and exemptions, eminent domain, state tax issues, insurance coverage, professional liability and public utility matters. She has successfully represented property tax owners in some of the largest tax appeals in New Hampshire involving a wide range of property, including generating plants and other utility property, shopping centers, hotels, industrial and commercial property, bank buildings and high end residential property.  She has also handled a broad range of coverage matters for insurers, including professional liability, directors and officers, commercial general liability and other types of policies, as well as reinsurance disputes. In addition, she also has substantial experience involving legal ethics and risk management issues, having served for many years as Chair of the New Hampshire Supreme Court’s Professional Conduct Committee. She has appeared frequently before the New Hampshire Supreme Court.

Ms. Nelson served as the Firm’s Managing Director for 10 years from 2008 through 2017.


Property Tax Abatements and Exemptions

  • Achieved multi-million dollar abatement regarding value of power plant and transmission and distribution assets and defended award on appeal to the New Hampshire Supreme Court
  • Handled tax appeal involving bank headquarters, resulting in substantial negotiated abatement following trial
  • Successfully handled appeal to the New Hampshire Supreme Court establishing the non-taxability of satellite antennas and other specialized equipment
  • Achieved substantial abatement for owner of multi-tenant shopping center in northern New Hampshire
  • Achieved major tax abatement for large hotel in southern New Hampshire and defended decision on appeal to the New Hampshire Supreme Court
  • Obtained substantial abatement for owner of multi-tenant retail space in Upper Valley and successfully defended award before the New Hampshire Supreme Court
  • Negotiated new PILOT agreement for major non-profit corporation, resolving lengthy and complex litigation

Insurance Coverage

  • Appointed Examiner by U. S. Bankruptcy Court to advise Court regarding claims arising under directors and officers coverage for bankrupt entity
  • Negotiated successful resolution of complex insurance declaratory judgment action involving defense costs of MBTE claims
  • Represented insurer in litigation which resulted in settlement of significant reinsurance claim
  • Handled wide variety of coverage claims involving professional liability, directors and officers, commercial general liability and other types of policies
